Large Macoupin County, IL Land Auction
Live and with no reserve of 500 acres +/-

To be held Saturday, June 20th, 2026 located at the Chesterfield Community Center, Chesterfield, IL, beginning at 10:00 A.M.

Land Location:
South of Chesterfield, IL on IL Rt. 111 to Victory Rd. Sections 26 & 27 of Chesterfield Township, Macoupin County, IL.

Selling 500 acres +/- in 4 tracts by choice method and per acre. Land sells absolute to the highest bidder(s).

Tract #1:

Selling 80 acres +/- subject to survey, located on the north side of Victory Rd. in the S ½ of NW ¼ of Section 27. Land consists of approx. 34 acres tillable with the balance in pasture and trees.

Buyer will receive as a credit at closing the second installment of the 2026 cash rent of $3,825. Land sells with an older style home with rural water, detached garage, outbuildings, and grain bin.

Terms on Tract #1:
Buyer to pay 10% down auction day and enter into a written memorandum of contract. Balance due at closing at Lange Title, 130 E. 1st St., Carlinville, IL, 217-854-6906. Closing to be within 45 days of auction day. Possession of tillable land at completion of fall harvest; rest of land at closing.

Tract #2:

Selling 198 acres +/- located on the north side of Victory Rd. in the NE ¼ and part of the S ½ of the NW ¼ of Section 27, Chesterfield Township, Macoupin County, IL.

Land consists of approx. 82 acres tillable, 10 acres hay production, with the balance in mature hardwoods and Macoupin Creek.

Buyer to receive $9,200 as a credit at closing for the 2nd installment of the 2026 cash rent on row crop land. Buyer will receive income of $30/bale on hay production after the first cutting.

Possession of row crop land will be at completion of fall harvest. Possession of hay crop land will be after final cutting. Possession of the balance will be at closing.

Land consists of approx. 31 acres tillable, the balance in hay crop and hardwood timber with small pond.

Buyer to receive $3,500 as a credit at closing for the second installment of the 2026 cash rent on row crop land. Buyer will receive $30/bale after the first cutting for the hay crop land.

Possession of row crop land will be at completion of fall harvest. Possession of hay crop land will be after the final cutting. Possession of the rest of the land at closing.

Terms on Tract #3:
Buyer to pay 10% down auction day. Balance due within 45 days at closing held at Lange Title Co., 130 E. 1st St., Carlinville, IL, 217-854-6906. Possession terms same as above.

Tract #4:

Selling 160 acres +/- subject to survey, located on the south side of Victory Rd. in the E ½ of the SE ¼ of Section 27 and the W ½ of the SW ¼ of Section 26, Chesterfield Township, Macoupin County, IL.

Land consists of approx. 26 acres tillable, approx. 130 acres in virgin white oak hardwood mix timber, and the balance in grassland. Very good marketable timber.

Buyer to receive $2,900 as a credit at closing for the second installment of the 2026 cash rent.

Possession of tillable land at completion of fall harvest. Possession of grassland/hay crop land after final cuttings. Possession of balance of land at closing.

Auction Method and Terms:

Land will be sold at live public auction with no reserve. Land will be offered choice of 4 tracts. Successful bidders have the option to take as many tracts as they wish for the per acre price bid.

Land is sold per surveyed acre on auction day.
All land is sold “AS-IS.”
